GENERAL SPECIFICATIONS FOR APARTMENTS
Construction Summary
Combination of tilt slab concrete and in-situ concrete
construction with some timber construction - foundations
are poured concrete bored piles; pre-cast concrete
exterior walls and inter tenancy walls support concrete
floors. Roof
construction is coloursteel metal roof on timber
trusses.
All apartment balconies are tiled with
powdercoated finished steel balustrades. All apartment
exterior windows and door joinery are powdercoated
aluminium.
Finishes
Intertenancy walls and floors shall be fire and sound
rated to NZ standards.
Floors in living rooms, bedrooms, corridors will be
generally carpeted. Entrance lobbies, kitchens,
laundries and bathrooms will have tiling or solid
commercial grade vinyl woodplank overlay T & G
flooring.
Walls
All external walls shall be strapped insulated and lined
with plasterboard. Walls are generally painted.
Ceilings
Painted suspended plasterboard with recessed
downlighting.
External Windows
All external windows shall be powdercoated aluminium.
Doors
Apartment doors will be fire rated solid core doors
fitted with door closers. Internal doors will be painted
hollow doors with architraves and skirting where
required.
Bathrooms and Laundry
All bathrooms and laundries will be fitted with quality
ceramic earthenware fittings. Bath and/or showers shall
be quality acrylic or tiles with glass shower doors and
screens. Tapware will be chromium plated ceramic disc
mixing valves. Laundries will be finished with painted
plaster and a tile trim.
Kitchens
Kitchens shall be fitted with purpose designed cupboards
and benchtops, cooktop/hob. Quality whiteware from
Fisher and Paykel or equivalent.

SECURITY
Residential Apartments
Your complete security is assured with in-house video (CCTV)
screen viewing of visitors. Complete remote enablement
and disablement of access doors, passage ways, lifts,
ensures visitors are restricted to relevant building
zones. Electronic proximity cards enable quick and
convenient entry (relates to units 39E to 42E).
Investment Apartments
Guest security is managed by individual voice intercom
to each unit with remote control door release at street
level. Remote limited access to doors, passageways and
lifts restricts visitors to relevant control zones.
Electronic proximity cards enhance guest security.
General
Subground controlled carparking is fully restricted with
entry gates activated by electronic proximity cards.
Ground floor retail arcade is secured overnight with no
public access. Owners and guests have 24-hour secure
independent access.

FIRE SAFETY
Cathedral Junction is designed to meet fire protection
and life safety requirements of the NZ Building Code.
The NZ Fire Service will provide an approved registered
evacuation scheme, and the Christchurch City Council
will issue a Code Compliance Certificate when the
buildings are officially opened.
Fire safety designers, Cosgrove Major Lincolne Scott,
have designed a high level of fire protection for the
facilities including:
- Fire extinguishers and fire hose reel coverage
- Automatic sprinklers throughout
- Supplementary smoke detectors in sleeping areas
- State-of-the-art fire alarm systems, including
monitoring by the NZ Fire Service
- Emergency lighting in the main stairs, lobbies and
corridors
All apartments and hotel suites are to be built form
fire rated construction systems. The design for escape
systems fully complies with the NZ Building Code as does
fire rating for the building's structural system. The
building will have an evacuation and alarm system and
sprinkler system to NZS 4512 and NZS 4541. Intertenancy
walls and floors are sound rated and fire rated in
accordance with NZSC requirements.
