	» lessor's rights ... The lessor's rights provides that the tenant complies with the following: pays the rent on time; abides by the terms of the tenancy agreement ; repairs or pays for the repair of any damage they or their guests cause to the property, less 'fair wear and tear'; does not use the property for any illegal purposes such as running a business without local government approval or storing stolen goods or growing drugs; and allows the lessor/agent to enter the premises for specific purposes, including inspection, repairs and maintenance. 	» lessor's responsibilities ... The lessor/agent must: provide the tenant with a copy of: (i) a written tenancy agreement with standard terms, (ii) an inventory list , and (iii) body corporate rules; provide residential premises that are clean and in a good state of repair before the tenant moves in and keep them that way; respect the tenant’s right to quiet enjoyment of the rental property – there are restrictions on when and why the lessor/agent can enter the premises; (See Tenancy Agreement - Inspections and Repairs for details.) ensure security by supplying and maintaining locks, keys and devices; carry out repairs and maintenance of the place so it is in good condition; pay all charges, levies, premiums, rates and taxes payable for the premises and covering costs of preparing the tenancy agreement; and comply with the laws regarding health and safety of people using or entering the property.
