The construction is 150mm pre-cast concrete and/ or
blocks walls with concrete and steel beams and columns

Can
I Live in my Te Pania Suite?
No. The Te Pania is zoned as Tourism and is a Real Estate
investment that offers prime location, the key ingredient
in your Real Estate acquisition and positive investment
cash flow, yet crosses the boundary of sole investment
as Te Pania provides you the flexibility to use and
enjoy. You or your family have the right to use your
suite for up to 10 days per year taken when and how
you choose. A servicing charge does apply.
What
happens after 10 days?
The income is pooled and based on your share entitlement.
Thereafter you have a 50% discount on the nightly room
rate should you choose to use Te Pania in excess of
the 10 days. In addition each owner receives 50% discount
when they stay in any of the other Scenic Circle Hotels
throughout New Zealand.
What
is the investment offer?
The investors shall receive a minimum of 6% of the purchase
price for the first 5 years. Thereafter the actual nett
income is shared as to 85% to the investor and 15% to
Scenic Circle after allowance for all operating expenses.
This Scenic Circle share is a serious incentive to create
high profits for the investors and Scenic Circle alike.

is the price?
The prices for Accessible, Twin, King and Executive
suites sarts from $175,000 ex GST to $208,000 ex GST.
What
is available?
The suites available enjoy views of the landscaped grounds

How
secure is my investment?
Each and every apartment has a separate freehold title.
Title for each apartment is held in the district land
office and ownership can not transfer without legal
representation from both buyer and seller.
Can
I borrow against this property?
Yes. Mortgage link Napier have approval to lend up to
60% of valuations from one source and can tailor make
personal packages to suit you.
What
is included with each apartment?
Each apartment is fully furnished with all electrical
appliances, furnishings and bedroom suites.
Will
there be car parking available?
Yes. There is on site parking for guests.
What
is the purchasing procedure?
15% of the total purchasing price and 85% on settlement.
What
happens after my deposit?
Settlement and ownership of the apartment can be as
quick as 10 working days as Te Pania is completed and
operational.
Can
I sell my interest?
Yes. Each owner has a separate freehold title that may
be on-sold at any point. There are no selling restrictions,
no stamp duty, and no capital gains tax.
What
is a body corporate?
A body corporate is literally every owner or “body”
in the building forming a “body corporate”.
The body corporate collectively decides on the management
and maintenance of all parts of property that is common
to all. The costs or levy for this maintenance is based
on each individual unit and is provided for out of operations,
paid direct by Scenic Circle. The income paid to each
owner is net amount after providing for all expenses.
