BUILDING
Structure
The structure of the complex is of timber frame and
associated shear walls.
External Walls
All external walls shall be of timber frame lined with
Harditex, 9.5mm Gibraltar board and insulation batts.
Roof
The roof is of proprietary colour coated Zincalume on
timber purlins with insulation batts.
Floors
Reinforced concrete to the ground floor; and timber
framed upper floors.
Windows
Powder coated aluminium with glazing.
APARTMENT
Walls
Inter-tenancy walls lined with 2 layers Fyreline
Gibraltar to give a 1 hour fire rating and sound barrier
of 55STC. (Note Building Code only required ½ hour fire
rating.)
Apartment internal walls to be solid timber, clear
finished to enhance the clean timber grain and provide
an indestructible product. Some walls to be Gibraltar
lined and painted.
Ceilings
Two layers of Fyreline Gibraltar board on Rondo channel
system flush stopped and painted.
Doors
Flush timber with a paint finish in rebated frame.
Apartment entry doors shall be fitted with high quality
locksets with master key system.
Finishes
Where not otherwise specified, walls and ceilings shall
be paint finished with proprietary low sheen acrylic
paint system, to co-ordinate with furniture and fabric
selections.
Joinery
Sink unit - melamine finish with stainless steel bowl
and tiled tops.
Wardrobe and vanity unit are of melamine finish.
Plumbing
Electric mains pressure cylinder. Methven Promix sink,
shower and basin mixers. Caroma Slimline toilet suite.
Ventilation
Extract fan fitted to toilet and bathrooms.
Electrical
2 x double power points per bedroom. 1 x telephone point
per bedroom. 1 x T.V. point in lounge.
Laundry
Laundry with 5 x commercial washers and 5 x dryers (coin
operated).
